Are You Ignoring the Best Way to Save for College?

From Ric Edelman’s Inside Personal Finance529 plan

If you’re saving money to pay for future college costs, the best place to put that money is in a Section 529. And yet, a survey by the College Savings Foundation found that 48% of parents – almost half of all parents in this country – don’t know what a 529 plan is or have never even heard of one.

Six percent of those surveyed said that while they’ve heard of 529 plans, they think the plans are “too complicated.” Another 7% said (incorrectly) that other savings vehicles have better tax savings.

Section 529 plans (named for the section of the tax code that created them) offer you something you can’t get anywhere else: The ability to enjoy unlimited profits completely free of all federal and state taxes.

It’s true: You can set aside as little as $25, or as much as hundreds of thousands of dollars. Once the money is in the account, it grows tax-deferred, meaning you don’t pay annual taxes on the profits. And when you withdraw the money for college, the withdrawals are 100% tax-free.

There is no other vehicle that allows you to invest virtually unlimited amounts of money into investments that earn market-based returns where the profits are completely tax-free.

And it gets better. You can use the money to pay for an education at any college or university in the country, public or private. In fact, the student can attend college at any accredited institution in the world.

(There’s no requirement that your child attend an in-state school.) And, you can use the money for any college expense – not just tuition and fees, but also room and board, computers and books. Virtually any cost except travel or purchase of housing is eligible.

Also, it’s no problem if your child ends up not needing the money (thanks to a scholarship, or if he or she doesn’t go to college). Simply transfer the money to another child in the family, including your child’s cousins. You can even use the money yourself, transfer it to your parents or leave the money untouched for use by your child’s future children – your as-yet-unborn grandchildren! (Yes, you can actually enjoy decades of tax-free growth down the generations!)

Any child can have an unlimited number of 529 accounts. That means you can establish an account, and so can both sets of grandparents. Or they can contribute to the account you establish, if they prefer. And in many states, you get a state tax deduction when contributing to a 529 plan, further sweetening the benefits. (The tax deduction goes to the person who established the account. Thus, if a grandparent contributes to an account set up by the parent, the parent gets the tax deduction, not the grandparent. If the grandparent wants the tax break, he or she should create his or her own 529 account.)

If you have a child headed for college, open a Section 529 plan now. For help, give us a call.

Timing the Real Estate Market?

Is now the best time to buy a home? With today’s low home prices, many people may be asking that question. Obviously there are a number of incentives, such as low rates, that make now a good time to buy. But some consumers may still be wondering if they should wait or if now is the best time to take the plunge.

Timing the Real Estate MarketOne way to determine whether the time may be right for you to buy a home is to start looking at the rents in your community. When a full mortgage payment (including principal, interest, taxes and insurance) begins to equal or fall lower than rental rates, the market is typically near the bottom – and that means you’ll likely begin to see housing prices begin to stabilize or even head back up. In many parts of the country, we have already seen this occur.

The reality is, no one can time the market perfectly and find the exact bottom. But even if you don’t, it’s okay. Interest rates are near their lowest in decades and home prices are extremely low – which combines to yield the greatest increase to home affordability in years.

Cooking With Kids

It’s Fun for the Whole Family!

Have you ever cooked dinner with the help of your children, grandchildren, or nieces and nephews, as the case may be? You’ve probably asked them to set the table or help with clearing and washing the dishes. What about the actual preparation of a sit-down meal? Have they ever participated as assistant chefs? While this may seem like a minor activity, cooking with your kids could have many more benefits than you may realize!

You’ll receive help in the kitchen. Our frantic schedules have already led to a significant decrease in the number of family dinners we’re able to enjoy. Here’s a way that we can create a home-cooked meal and quality family time as well.

This activity instills positive values. Chores not only teach kids about social responsibility, they also promote the idea of making a contribution. The best part is that you’re able to take part in the process, unlike when they’re cleaning their room or taking out the trash.

You’re teaching your kids a practical and marketable skill. You never know, you may have the next Wolfgang Puck on your hands! Besides, can you imagine how grateful they’ll be when they’re out on their own and trying to cook for themselves?

Cooking teaches kids to take pride in what they eat as well as the importance of nutrition and health. As a nation, we need to be sure that we’re making proper choices when it comes to our dietary habits. According to the National Institute of Health, childhood obesity is at an epidemic level. One in every five children is overweight due to poor eating habits.

Preparing meals with your children will leave lasting memories. A mid-week dinner may not excite them as much as the new Xbox, but wait until they’re all grown up. That’s when you’ll see the lasting effect of your efforts.

Here are some suggestions to help you get started cooking as a family:

  1. Make sure that the tasks assigned are age-appropriate.
  2. Supervise your children at all times, especially when handling knives or anything hot.
  3. Concentrate on giving them duties that are fun (i.e. rolling meatballs, mixing meatloaf,
    making hamburger patties, etc.).
  4. Give your kids a sense of autonomy by providing them with their own cutting boards and select equipment.
Many kitchen stores sell plastic (kid-safe) knives, perfect for cutting lettuce and softer vegetables.
  5. Let your kids set the menu. If you have multiple children, let them take turns.
  6. Teach as you go. Explain everything you do and why you are doing it.

If you would like to obtain some kid-friendly recipes, visit the Food Network’s website at:http://www.foodnetwork.com/cooking-for-kids/package/index.html#. While you’re cooking, remember to have fun, too! They’ll be grown up before you know it.

Do you have any fun activity ideas for the family? Give me a call, I’d love to hear about them.

First-Time Home Buyers FAQs

Buying a home is one the biggest financial decisions most people will make in their entire lives, so it’s only natural to have questions about the process, especially for first-time home buyers.

That’s why we put together our own First Time Home Buyer’s kit. The free kit includes our Home Buyer’s Handbook, a 16 page booklet and glossary designed to provide answers to the more basic questions about buying a home.

What are the benefits of owning versus renting a home?First Time Homebuyers

When you add up the tax benefits of owning a home versus renting a home, it costs no more to be a homeowner than it does to rent, in many cases. With this in mind, why help finance your landlord’s financial goals when you can own your own home and, as your equity grows, increase your savings for the future as well?

Does my credit score affect my ability to secure a home loan?

When it comes to qualifying for a mortgage, the answer is never simply a matter of yes or no; it’s a matter of when: When will you be ready to qualify? While your credit score does affect this process, with credit repair services, government loans, and other programs and strategies, homeownership can be a reality for anyone willing to put in the necessary time and effort.

What’s the difference between being pre-qualified and being pre-approved?

There’s a world of difference. A pre-qualification is a statement based often on unverified financial data. A pre-approval, however, is a decision to loan, and carries a lot of weight with sellers. With a pre-approval, you are essentially a cash buyer, and not only do you know exactly how much you can afford, sellers will take your offer much more seriously knowing you are pre-approved.

Get all of the answers you need from a source you can trust. If you or someone you know is thinking about buying a home, give us a call or email us for your free First Time Home Buyer Kit.

Successful Garage Sale Tips

Whether you’re looking to clear out clutter or make some extra money on the side, a garage saleGarage Sale can be a great solution – if you do it right. Here are a few tips for hosting a successful and profitable garage sale.

A License to Sell? – Did you know that some city ordinances require a license to have a garage sale? It’s true. So, before you haul out all of your merchandise for your garage sale, check your city ordinances and find out if there are any rules you need to abide by. It would be a shame to host a successful event only to have the city cut into your profits with a ticket or a fine.

Plan Ahead – Turnout is a key to your success. With this in mind, be sure to avoid hosting your event on the same day as other local events that might have a large draw, like a local high school sports event, a graduation, or a neighborhood meeting. You should definitely check out the TV schedule as well. Many people plan their schedules around major events like sports playoffs, college events, major award shows, etc. One local event that you shouldn’t be worried about, however, is another garage sale. Shoppers will often visit more than one sale in the area to find the best deals.

Get the Word Out – Posting signs in your neighborhood is a standard practice for garage sales, but don’t get too tricky with them. A brightly-colored poster board will do just fine. Use a dark-colored marker and neatly print out all of the pertinent information: Garage Sale, Date, Time, Address and, if you have any special items for sale, list a few of those. If you plan ahead, you can also post your event on free internet sites like Craig’s List, or any local papers or mailers that charge little to nothing for advertising your event. At the end of the day, don’t forget to remove all of your signs. Your neighbors will thank you.

Would You Buy It? – Remember, it’s a garage sale, not a junk sale. And while it’s okay to go through everything in your house and look for those things you want to get rid of, it’s important to be objective about your merchandise as well. When you prepare for a garage sale, look closely at your items and really think about whether or not someone else would be willing to buy it at the right price.

The Right Price – Value, of course, is difficult to measure, especially for those items that hold a special meaning to you. With this in mind, if you’re having trouble putting a reasonable price tag on something, you’re probably not ready to sell it. Remember, people go to garage sales because they’re looking for deals. More often than not, items priced too high because of sentimental value will not sell, so save yourself some trouble and heartache. Sell only those items that you don’t want or need anymore, and price them to sell.

The most important tip to a successful garage sale is to be safe. Have plenty of change available, but don’t keep too much cash on you. Start early and end before it gets dark. Most importantly, don’t do it alone. Enlist your spouse, your kids, your neighbors, or others to help you throughout the day. Follow these tips and you’re sure to have a great event.
